Two Supertall Towers With 4,000 Apartments Proposed for Financial District
Developer GFP Real Estate unveiled plans for a pair of interconnected towers at 100 Gold Street in Lower Manhattan that would create up to 4,000 apartments — potentially the densest residential complex in U.S. history.
GFP Real Estate, partnering with the NYC Economic Development Corporation, unveiled plans on October 19, 2026 for a massive two-tower residential complex at 100 Gold Street in the Financial District. The taller tower would stand approximately 1,250 feet — rivalling the Empire State Building in height — while the shorter companion tower would reach about 860 feet. Together they would house up to 4,000 apartments across both structures, which city planners described as potentially the densest residential project in U.S. history; one board member characterised it as 'density on steroids.' Under the city's 485-x tax abatement programme, roughly 1,000 of the units — about 25 percent — would be permanently rent-stabilised and affordable to households earning around $102,000 annually for a family of four. Nearly half the site would be set aside as publicly accessible open space. The project would add approximately 8,080 residents to the Financial District, growing the neighbourhood's population by about 10 percent. Environmental review is expected to begin in March 2027, with demolition of the existing building starting in 2030 and construction completion targeted for 2037.
