Berlin New-Build Apartments Hit 7,500 €/sqm — Pricier Than Paris

Deloitte's Property Index 2026 shows average asking prices for new-build apartments in Berlin have reached 7,500 euros per square metre — a 4.2 per cent rise on the previous year and now well above Paris, though Munich remains Europe's most expensive major market.

New-build apartments in Berlin now cost an average of 7,500 euros per square metre, according to Deloitte's Property Index 2026, published on Wednesday. That figure represents a rise of roughly 4.2 per cent compared with the previous year and puts Berlin around 30 per cent above Paris, where equivalent new-build prices average 5,754 euros per square metre. Berlin still trails Hamburg and Frankfurt am Main, however: both cities come in at 7,700 euros per square metre, just 200 euros ahead of the German capital. Munich leads all the markets surveyed, reaching 11,200 euros per square metre. The report, which compares purchase prices across 71 cities in 25 European countries, notes that Switzerland was not included in the study. Four German cities feature among the seven most expensive in the overall ranking. Deloitte also notes that Berliners now need almost ten average local gross annual salaries to afford a 70-square-metre new-build flat in the city. The source adds only that the rental picture looks different, without providing further detail.
